美国商务部数据显示，美国5月新屋销售年化总数61万户，好于预期的59万，恢复了年初连涨三个月的走势，继3月所创64.2万的九年半新高之后，站在2007年10月以来的次高位。4月年化总数也由56.9万上修至59.2万户。
5月新屋销售环比上涨2.9%，同比上涨8.9%，逊于预期的环比涨幅3.7%，但好于前值。4月前值从骤降11.4%上修至降幅7.9%，依旧刷新八个月最低。2017年至今美国共售出27.1万户新屋，比去年同期上涨12%，代表房市依旧健康增长。
5月新屋售价中位值为34.58万美元，创纪录新高，并同比大涨16.8%，房价平均数也涨至40.64万美元的历史新高。金融博客Zerohedge观察发现，从3月起的房价中位数涨幅在三个月内创下2011年1月以来最高。
以5月的销售速度计算，市场需要5.3个月来消化掉库存，同4月的库销比持平，也更接近市场正常的平衡状态，即库销比为6个月。待售新屋库存环比上涨1.5%至26.8万户，创2009年7月以来最高，不过仅为2006年房市最盛时期库存量的一半。
分地区来看，美国西部地区的新屋销售增长13.3%，南部地区销售增长6.2%；但中西部地区销售暴跌25.7%，连续三个月回落。东北部地区销售下降10.8%，自2月以来波动较大，2月时骤降21.4%，3月又暴涨25.8%，4月再降7.5%。
新屋销售占美国房地产市场的份额不到10%，且每月数据波动较大，不过近年来整体呈现稳步但缓慢上涨的态势。分析师普遍认为，30年期按揭贷款利率维持历史低位和劳动力市场稳健都助推了新房购买者的需求。但生产材料价格上涨及熟练技工匮乏，导致出现了新屋供不应求、进而推高房价的现象，也限制了未来销售增长的空间。
周三公布的5月成屋销售数据也显示，美国5月成屋销售总数年化562万户，创2007年2月以来的第三高，待售成屋库存连续24个月下滑，房价中位数连续63个月同比上扬，并以25.28万美元创下纪录新高。iShares美国房建ETF ITB周五低开高走，午盘前涨幅0.5%，今年以来累涨22.8%。
