房产市场供不应求是如今经纪人面临最大的问题

报告显示包括内华达州和佛罗里达州在内的几个州的非农就业增长率都在3%及以上，而加利福尼亚州和新泽西州等大部分州的非农就业增长率也在2%左右。良好的就业形势必然会推动房地产市场的发展，这也是为什么受访的房地产经纪人都表示，他们3月份面临的最大的挑战就是房屋市场供不应求。
全国房地产经纪人协会表示，3月份32％的买家都是首次购房者，报告中指出，“在就业机会持续增长的过程中，首次购房者的人数比例也从2014年的29％上升至如今的32%”。
此外。报告还显示，除了怀俄明州的住房市场需求显示“疲软”之外，全美其他各州的市场需求都显示“适度”，“强劲”和 “非常强劲”。
全国房地产经纪人协会在报告中指出，“大部分受访经纪人都表示，购房需求的确比较强劲，但市场供应不足，特别是较负担得起的房源数量相对较少”。
路易斯安那州的房屋市场供应最为“充足”，与此同时，北达科他州，怀俄明州，堪萨斯州，俄克拉荷马州，密西西比州以及西弗吉尼亚州的市场供应量“适度”，但这些州在3月份的就业数量显示为负增长，而包括加利福尼亚州和华盛顿州在内的大部分州的房屋供给量则显示“不足”状态。
全国房地产经纪人协会表示，从成交比例来看，法拍屋占成交比例的6%，购置后作为投资用途占成交比例的15％，全现金交易占成交比例的23％。
此外，报告数据还显示“2017年3月份，在供应紧缺的情况下，50%的房源从挂牌至成交仅需约34天，同比去年减少了13天”。
