美国楼市传来好消息，截止2019年3月28日，美国30年期固定抵押贷款的平均利率单周跌幅创十年来最大。
根据房地美（Freddie Mac）的数据，截止2019年3月28日当周，美国30年期固定抵押贷款的平均利率跌至4.06%，降幅为22个基点，创十年来最大单周降幅。上一周，30年期固定住房抵押贷款平均利率为4.28%；一年前同期，该值为4.40%.
房地美首席经济学家Sam Khater表示，“美联储对未来经济增长放缓的担忧造成投资者的紧张情绪，令抵押贷款利率降幅创10年来最大。” “美国经济继续创造出工作岗位，对提高住房需求很有帮助......我们预计购买需求会持续增长。”
此外，抵押贷款银行家协会的数据显示，由于利率的下跌，上周抵押贷款利率的申请也增加了8.9%。
从历史看，利率的变化对房价影响有限，利率下降并不会使房价大幅上涨，但是对于购房者来说却有很大影响，买家贷款购房的话成本将会有所降低。通常，国内买家在美国贷款买房，利率可能会比美国人贷款的起始利率高0.5%到1%。利率上涨增加购房成本，贷款额越高，多支付的钱越多，反之当然越少。
2018年，美联储的多次加息推升了住房抵押贷款利率。而进入2019年，美联储由“鹰”（ 控制通胀，支持高利率下偏紧的货币政策，倾向于加息）转“鸽”（ 刺激就业，最好的就是低利率下偏松的货币政策），又使得住房贷款利率逐渐下跌。2月住房抵押贷款利率为4.5%，低于去年11月的5%，但高于目前利率。
美国2月成屋销售较1月大幅增长（增长11.8%），由于1月待售房屋销量回升（增加5%），市场预计2月待售房屋销量将略有下降，但是实际数据显示跌幅大于预期。房价的上涨以及由于房屋供应的不足，使得美国房产依然备受买家追捧。而且，住房抵押贷款利率的下降也会提升购买力，所以住房贷款利率的下跌可能会提振美国房地产市场。
