2018年达拉斯的房价和租金都在加速上涨。Zillow.com数据显示，达拉斯的房价在过去一年里已经上涨了14.0%，Zillow预测明年房价将上涨12.2%。达拉斯每平方英尺房价中位数为为205美元，高于达拉斯-沃斯堡都会圈平均138美元的价格，目前达拉斯市场的挂牌价中位数是399,000美元，成交价中位数为298,100美元，租金中位数是1,650美元。
2018年达拉斯住房市场延续了过去几年的走势，成为美国最强劲的房产市场之一。两年多来，市场的总需求和销售速度仍在以疯狂的速度攀升，且没有停止的迹象。据得克萨斯州房产中心的最新数据显示，达拉斯-沃斯堡都会圈房产售价中位数一年来上涨了6.31%，在达拉斯住房市场，每10,000套房产中仅有0.6套房产被取消抵押品赎回权，这比达拉斯-沃斯堡都会圈的平均数值要低，更是远低于全国1.6的数值。同时达拉斯拖欠抵押贷款的比例为1.3%，低于全国的1.6%。
根据2018年达拉斯房地产市场趋势统计，达拉斯平均每月租金上涨1%，月租金中位数是1,825美元。房产平均挂牌价为585,888美元。达拉斯近年来发展壮大的原因之一就是越来越多的年轻人选择搬到达拉斯，他们更偏向于先租房，再购房，仅仅去年一年，人们对租赁房的需求就增长了14%，因此，现在正是投资达拉斯房产的最佳时机。
Zillow最近更新了对达拉斯房产市场未来一年的预测，这里的房价明年可能会上涨5.4%左右，未来一年达拉斯房价的上涨速度很可能会继续超过全国的平均水平，整个达拉斯市场库存紧张，这将导致2018年以及未来几年的房价持续上涨。
